The Military Officers Association of America (MOAA) selected BELL Architects to assist them with plans to modernize their existing five level national headquarters, a non-contributing building in the Old Town Alexandria Historic District. The two-step process included predesign, schematic design, design development, permitting, bidding and construction documentation. BELL conducted programming interviews, spatial analysis, test fits, blocking and stacking diagrams and two concepts to meet the organization’s facility goals for enhanced collaborative working, optimized space utilization, improved the physical working conditions, and optimized energy efficiency.
The project is targeted to exceed the code-required energy performance by replacing outdated mechanical system and its existing internal cooling tower with roof-mounted VRF and DOAS systems. Lighting upgrades improve the user controllability and occupancy experience while greatly reducing the lighting power density through new integrated LED fixtures, occupancy and vacancy sensors. Updating the building systems and improving internal circulation helped to increase space utilization by 17%, freeing up space for collaborative work areas, informal meeting spaces and improved amenities.
